Clement & Wynn performed a condition assessment of the 30-year-old building and determined that it was the largest and most underutilized facility on campus. The locker rooms were antiquated, the lighting in the offices and classrooms were inadequate, the mechanical and electrical systems were beyond their useful life, and the building was in violation of life safety codes. Working with the design team and the departmental heads who occupied the building, Dent was re-zoned for greater academic use while the athletic facilities were upgraded. The 56,000 SF building was renovated in three phases over a 15-month period at a cost of $3.5 million. Unique to the renovation was the design of the HVAC system to accommodate a future connection to the new centralized chilled-water plant completed two years later under the new Energy Modernization program.
